Real estate is the fastest growing asset in Bulgaria. Together with the constantly rising prices, buying property in Bulgaria is one of the best investments that you can make.

Bulgaria has one of the most liberal foreign investment laws in the region regarding real estate. Foreign investors can purchase property in Bulgaria directly or through a local company. Only Bulgarian-resident individuals and entities can own land, while non-residents personally may acquire only buildings. This is easily overcome by forming a Bulgarian registered company with you being a sole owner and director. This limitation is due to be removed in 2012 and it is one of the main reasons that property prices are so attractive compared with Western Europe.

Setting up a company in Bulgaria is an easy process and our company will help you to do this. The preferred form of business is a Limited Liability Company /OOD/. It is a commercial company with share capital owned by its members whose liability is limited to the amount of the capital subscribed. One or more persons, including foreign nationals may found a private limited liability company. The minimum foundation capital is 5000 Bulgarian leva /approx. 2600 Euros/. You need to open a bank account and to deposit the initial company capital. This money can be withdrawn once the company has been formed. It usually takes up to 4 weeks for a company registration. You will be explained in details all steps and all documents that you will be signing. Charge for setting up a Ltd. company in Bulgaria is 600 Euros which includes all state’s and legal fees.

Please find bellow the steps for buying a property in Bulgaria:

  • Choose a property from our listings.
  • Make an advanced enquiry and get answers to all your questions from us
  • When you are completely satisfied and sure that you really found your property, put a 2000 Euro stopping deposit to secure your new home and to take off the property from the listings. The deposit is non refundable in case you pull out of the deal.
  • With our lawyer department we do detailed checks on title documents, building permissions, debts on title, etc.
  • We are arranging and you sign a Preliminary contract with the owner/developer and pay the advance payment.
  • Setting up a company for you if needed.
  • We are assisting to make stage payments if needed.
  • We are making an appointment with a Notary and you sign the Notary deeds
  • Transfer the remainder of the funds and get the title deeds transferred to your name
  • You become an owner of property on the Bulgarian Black Sea Coast
  • We are helping you to Register your property to the tax authorities and BULSTAT

The buyer becomes the official owner of the property in the moment, when the final purchase contract in special notary’s form is concluded. The contract /title deed/ is prepared by a solicitor and certified via a notary. After the signing of the contract in front of the notary it has to be filled in the special property register in the local Regional court.
